    cant believe you started this article less than 24 hours after us beating qpr, way to bring everyone back down again despite such a fantastic game and result.

    the russo's have said we dont have to sell, so we wont sell. other people who in the past have seemed to be in the know suggest that there is something underfoot at the club, possible recalling of debt by certain previous board members?

    be patient, and try for once to see the good in people rather than just sticking with your preconceptions about the russos.

    Jeeeeezus - that's really got to be the dumbest post of all time!

    A tiny 'strip' of WFC land round the back of the Rookery was sold by Simpson for a small fortune ..... and you reckon the rest of the site has "little value to property developers"?

    Right as none of you have a clue about life - let alone the building game - let me 'enlighten' you.

    The very 'contours' of the Vic site make it worth a fortune ..... before you even lay a brick!

    The money that could be made from the 'landfilling' - to level that site - would run into millions alone.

    It would take tens of thousands of tipper loads to infill the site - for which the land owner/developer would charge around £120 per load to the 'muck away boys' desperate to get rid of spoil from other sites .... there's an old saying in the game, "if you wanna get rich, get a hole".

    Once you get a level site, you can start assessing it's - enhanced - value.

    Land area - in comparison to that occupied by the Scrubbers Flats - x 10 (at least I would think) .... didn't Cashton sell that strip for £0.75 million? ..... thus the 'worthless' site is probably/possibly worth upwards of £10 mill (landfill charges + land value) at a very conservative estimate!

    Apart from being too dim to appreciate the potential worth of the club's home - you're all missing the point with your childish witterings.

    The Russos are clever businessmen - but were in a bit of a spot.

    They are involved in running/and investing in a company .... but aren't the majority shareholders.

    A combined attack by Ashcroft and Homer could result in them being voted out, once again.

    They are further constrained in progressing the business by the lack of desire to invest by these shareholders .... a dodgy situation?

    Indeed, but they're shrewd enough to combat the threat.

    The only tangible asset of Watford Leisure Plc is the ground (unless you really think Man Ure are drooling over our squad).

    Thus by lending money secured against the freehold as preferred creditors, the tangible asset is removed as the value item underwriting GS and Ashcroft's holdings ..... undermining any moves by them, and devaluing (or even making worthless) their shares ...... and forcing them to negotiate/invest/not meddle now that their lever (combined, more shares than the Bruvs) has been neutralised.

    Once again, hats off to the Russo Boys for a job well done!

    All very clever, but very simple .... like you lot!

    Now get back to dribbling over next year's kit, adult discussion is beyond you ..........

    we are not an attractive club to invest in!!!!

    we have debt!!!!

    we have a f***ing three sided ground!!!!!

    we have a playing squad, the majority of whom would get id trying to buy a pint!!!!

    add to which, you may have heard of something called the global credit crunch?

    tally all these together and an investment in WFC hardly looks likely or a good bluddy idea does it!

    And thats the exact reason why they announced at he fans forum that they had leant the club money but forgot to mention it was all secured against the ground.

    These guys don't have a liquid worth in excess of £200m each because they are mugs, its because they see a earning oppotunity when it comes their way.

    We on the other had think they are doing us a favor by taking £10m + assett off our hands !

    Now imagine a Vicarage Square version of that, with our very own creche for the local school kids, a needle drop in centre in the middle, the council and the health campus team would cream themselves at that possiblity. The Russos get the dosh and build a new out of town stadium in Chiswell Green next to the M25 and M1 ;)

    No, it isnt. The money that can be made form the vic is no where near the amount your quoting and tbh it really wouldnt be worth the years that the Russo's have put into it so far when they could have done it 3 or 4 times over on the tens of dozens of better and more obtainable sites located around hertfordshire.

    No joke Hollywood, serious money could be made. The goverment wants a large percentage of the required 425,000 new homes in the south east to come from brownfild sites/redevelopment of present sites

    Unfortunately, we do not have a ground like Highbury as those flats have gone for lots, and lots of money but there is need for housing/amenities next to the new health campus, unfortunately, a few flats wrapped around a stand or two is not the answer.

    i'm not sure where you think the big profit will come from as i'm not convinced that there is a need for 450-500 flats in west watford when the general publics allocation of 38 are struggling to sell

    There's always a market for flats, and the biggest property buyer in the country is The Housing Corporation ..... that's the Housing Associations to the ignorant!
