yes jobr at last.... watford have completed a small land purchase, as the first part of the planning app, the land runs behind the rookery, and swings over into the hospital site. this had to be done, first, so now they own this land they have access round to the back of the rous, and the plans can go in. from the express a while back. so we are off and running;D ;D ;D
The club gave the expression that flats would be built onto the Rockery, a lot of people thought that.
Yes, the flats will be integral to the ground. The third floor at the Rockery end will be given over to the club to use as a concourse and bars, but the other floors will be housing for Nurses etc for the first year or so, then they will be let out to all and sundry, including the DSS and various hostels for tramps and Jeremy Kyle viewers - WFC will have NO POWER OF VETO as to who lives in the flats. Oh happy day, we've sold our soul to the devil for less than the price of Ashley Young.

OK, just looked at the planning site for Vicarage Road and you'll all be pleased to hear that....... number 56b can continue to use the land outside their house as a parking space. (Party, party, party, paaaarty!)
That dirty washing is worth £18m to the club so I think we'll put up with it! Plus it's better than the scum...those portaloos in the away section are someone's outhouse in the week!
If it's nurses underwear I'll be happy, but look at the plans - some say 'Key worker housing' (which means DSS accomodation within 3 years), others say the more honest 'affordable residential units'. Anyway, where did you get the £18Mil from? We're receiving £4Mil from Origin or whatever their name is aren't we? Look deeper too, looks like I'm going to win my bet with Jobr about not having seats in the corners - if you look at the plans at least 3 corners will be taken up, at least partly, with housing. Mmmm. Not what we were lead to believe. Interestingly, look at PROPOSED SECTION submitted today. The North Stand looks very much like The Rous in the cross section i.e. two tiers and a straight roof. Curious...
Apologies about the £18m. That's how much it's costing Origin to build the flats, not the lease on the land. Anyway, those plans have only gone up today so I'm gonna spend a few minutes having a look through them and I'll give some thoughts in a bit.
Corners - Watford never said how big these would be. Due to the design of the current ground they were never gonna be big sweeping corners like you get in the identikit stadiums that are all the rage at the moment. I reckon the flats are set more than back enough to allow corners to be built in, though they might only told 400 fans each (still up to say 1600 extra seats!). Though it admittedly doesn't look like the Rookery/East or Rookery/West corners will be filled, WFC are putting their own buildings there (see in Proposed First/Second Floor Plans) North Stand - Not sure what you mean about the two tiers thing? Giant letters look funky, though the design reminds me of all those wonderful 70's urban regeneration schemes that now have TV shows dedicated to voting about which is the most crime ridden estate of the lot! All in all you have to remember this is only the second phase of the works, after the Rookery redevelopment. Until the whole lot is seen in one model it's difficult to judge I'd say. Also, the document called "Proposed Ground Floor Plan" shows where the new team dressing rooms are going to be built.
