You're conflating two different things - what I've indicated a player is likely worth, and the amount a club would need to actually pay in order to sign them. Firstly, I do think Lukebakio is probably worth more than Grealish and has more potential - for one thing he has already achieved a better goals and assists output last season than Grealish has ever managed, while at a younger age, playing for a poor team that finished mid-table in a tougher division. Secondly, I still think that looking at Grealish in comparison to other attacking midfielders that had been playing in the Champ and then got sold recently, such as Dan James (£15mil) and Maddison (£22mil), that £20mil would be about right given his ability and output - and that's roughly what Spurs were rumoured to have offered last summer (though this summer, given transfer inflation, it might have been a few £mil more). However, Villa didn't need to sell and ended up indicating that they would only sell if Spurs paid well over the odds - Spurs weren't that desperate, so they refused. Similarly, even though I'd probably put Lukebakio's current value at about £30mil-35mil (around £10mil more than Grealish), given that we don't really need to sell, Arsenal are desperate for a player in his position while having some cash, and a number of clubs are interested, we could quite feasibly demand (and receive) a bit extra for him - bringing the fee to a similar level to Richarlison, for instance.
I would be astounded if we got £35 million for Lukebakio after a single good half season on loan. Never mind a Richarlison level fee. I think it’s way off the mark. If we get £20m we’ve got the better end of the deal imo.
It would seem a shame to sell him after such an effective first season in Germany, unless he is reallllly agitating for a move. Especially as he could really do with a player like him - pacey, clinical - in the squad. Do we know where he is? Doesn't look like he's in preseason yet. Extended break?
Another comparison for you: Chelsea just paid £58mil for Christian Pulisic, who is the same age as Lukebakio, and has never scored more than 4 goals in a Bundesliga season (vs Lukebakio's 7) despite playing in a fairly similar setup for Dortmund (a much better team) (although he does assist a bit more than Dodi).

I’m convinced Pulisic is a business purchase for Chelsea. Nike athlete, in Nike kit, and the poster boy for US football. Lukebakio had a good season last season and obviously has talent. But that’s his first season of decent output. And he’s already been through a few clubs at his young age which leaves question marks. Could he be worth north of £30m? Sure, but I don’t think he is there yet. If he can repeat last seasons form, and break through internationally then certainly.

By all accounts our asking price is €20m. To be honest he sounds like a bit of a w*anker. That's probably why we're selling at a realistic price.
Have to really disagree there. If he repeats last season's form then anything less than Richarlison money should 100% be required; anything less would be nonsensical from the club. And from the evidence I've posted above, if the interest from Arsenal and Dortmund turns out to be genuine, then Richie money is already what we should be aiming for, even if it ends up being just a few £mil less.
He scored 6 league goals before the winter break, 4 league goals after it. He also had 0 assists before the winter break, 3 after it. So his form was pretty consistent across the season, with the Bayern game just being an extra special one. "By all accounts our asking price is €20m." I think both arguments above are correct. He's probably not worth 'x' amount However, with no need to sell and the potential for him to become an even better player worth more money we wont sell for 'y' Hopefully talk of him not wanting to play for us are 2 plus 2 equals 5 and (if he's good enough) he comes and stars for us. I don’t disagree. To temper that though, I do think clubs may look at us when we have ‘star’ players and know they can get them out for a price which other clubs may not necessarily accept. Given we break even just about each season after TV money, clubs may know we need the funds and that we won’t hold out for more. I’d be surprised if we ever sell a player for £40m-£50m personally.

We got that for Richie. I think that gives the club a useful benchmark to point to if ever other "big" clubs come knocking trying to get our best young talent. It's not surprising in the current market either - just look at Palace; they sold Wan-Bissaka to Utd for £50mil, and told Arsenal to get lost when they offered £45mil for Zaha.
Did we get that for him? The details are still sketchy on it and none of us really know until it shows in the unpublished accounts. I could well be wrong, it’s just my opinion.
