    The same reason Arsenal and Spurs are a bit **** (compared to their fans expectations) - because all the money has gone into off the field development and the team has been neglected. They're trying to grow our "brand" but have forgotten that a football club's brand is reliant on its team.

    Beaten to the punch line again. :D New site will be Debenhams seeing as the Council need to find a use for it. Nice central location at the heart of the town as well.

    It’s silly, bearing in mind that Tree Preservation Orders are likely to have little impact on such a large redevelopment proposal. After all the main issue for the site will be to provide road access from the M1 link road. That alone will be a major planning hurdle to overcome. Herts County Council want to build a park and ride car park near to the M1 for Watford town centre/business park visitors, replacing private car trips with bus trips. That will involve the loss of a huge number of trees and acres concreted over. TPOs are line of the easiest issues to mitigate to get planning permission. Look at HS2

    That way they stay planted in the same place , just painted white and in rectangular shape.

    TPO doesn't necessarily scupper the deal. It just means they can't be bulldozed or trimmed without permission.

    Promising to plant replacements creating communal space etc will mean development plans can sometimes go ahead.
