    Hi,
    I follow this thread, as it is always good to see the Vic being improved by the current owners. I have noted that if you go to Watford Planning, look up a planning application associated to the stadium, on that application click on property and then click to look up all planning applications associated to the same address, in the subsequent list (Quite a way down they do not go in date order) is an application for a further 3616 seats to the Elton John Stand above existing seats. Sadly if you click on the application it has been restricted from the public or removed. Link is below. Potentially submitted in 2016?

    Excuse the crude image below. Anyone throw any further light on this?

    In addition the new seats in the corner infill between Rookery and SEJ stand, there is no plans submitted for this work? Perhaps this was included in these initial plans?

    They wouldn't need to build from scratch. The SEJ was designed to be semi-permanent meaning it is relatively easy to remove the seating, keep everything underneath, change the angle of the lower tier seating and put a second tier on top. Its specifically designed for this to happen. I'm pretty sure planning was granted at one point but might now have expired. It seems the club delayed the expansion for 4 reasons 1)the widespread problem of no shows 2)developing other parts of the ground 3)large scale investment in players 4)they previously over estimated the size of our fanbase.

    I've been wondering if the corner changes fall under permitted development, as they're not visible from the street and aren't a change of use. PD means you don't have to go through the usual planning permission process, which is cheaper, quicker and more difficult to object to.

    This is more than possible as i know they recently changed the laws on PD, however I thought this applied to homeowners and not commercial. Just seems odd there are no plans.

    Could mean the club withdrew the application if they didn’t believe it would get granted. This was a major application (hence the M at the end of the FUL) and wouldn’t be covered under PD

    ‘No further action’ is usually applied to a planning enforcement rather than a new application

    Yes it was a semi-permanent build. I think part of the reason for that was so as not to overspend in view of a possible relocation or to build a more substantial stand in the future.
    I think the current stand wasnt built in such a way as to accommodate a second tier built on the same steelwork. I could be wrong but it looked too flimsy for that. All the GL Events stands that ive seen have been single tier. I think any addition would be an extension to the existing tier rather than a second tier.
    Besides if you were to remove the roof and change the angle of the lower tier you pretty much have started from scratch.

    If thy were going to change the rake of the current tier to accomodate a second, they would have to remove steels to the base plate level. Shorter vertical steels would need to go in its place. Also the corners would both also then need to be redone again or stick up at a funny level.

    If we can sign lots of players who have huge extended families , we can then fill that extra 3616 seats with friends and family tix .

    Looking closely (in UEA's image) at the corner section, it looks like the seats at the top right hand section are going to have their view of the pitch severely hampered by the end support holding up the VR stand roof!

    Can't be right, though.

    Tickets for the South East corner (RS9) are on sale now, though not the opposite corner yet.
    Looks like they have squeezed in around 350 seats in the SE corner which was more than i'd have thought given that they have to keep the tunnel access to the pitch from that corner.

    Yeah could well be. Seems to be pretty much finished but hasnt shown up in any ticket sales.. not even as a greyed out area.

    Ah, but you could presumably watch it on the new screen stuck on the rookery roof. A sort of stereo effect.

    I reckon it might be the case in the middle at the back because of the hang of the other screen. I’m Row S to one side and can see the far screen easily.

    You can see the screen comfortably.. the back of the one right in front of you!
    Nah seriously i think the complaints were from people standing at the back and while people are always going to do that you cant always account for it when it comes to sight-lines. It's the same with some low slung rooflines like the away section at Anfield.

    From my seat in the UGT close to the Vic Rd end, the Vic Rd screen can't be seen and the new smaller Rookery screen is too small

    Nope, I'm Row X. If I sit down I can just about see the bottom of the screen, during the line-ups I can see the number of the away player but that's it. I'll post photos tomorrow.

    It's a shambles, watching football without seeing the time is completely different - none of the tension or urgency towards the end of the match. I couldn't care less about watching replays or VAR reviews, I just want to see the match clock and scoreboard.
