    Occupation really isn't wide enough for us ever to expand the SEJ stand. It's difficult enough getting out on matchday these days imagine an extra 3,000 on top of that

    Does that little area at the top of Occupation Road that's mainly used for media vans have access to Clifton Road at the other side? If so, opening up that as a route for the exodus of fans might actually help keep everyone moving.

    £6M should be enough to buy up 20+ Liverpool Rd houses. I know that the club many years ago were contemplating buying them up to demolish. Other clubs have done it, Liverpool and Blackburn come to mind.

    Stupid amounts of money. I'll see if I can find something similar on rightmove but I'd estimate £500K would be the very bottom end.

    Thats nuts. Anyway even if it's £10M its still small change for a Premier League club. There would be loads of space for anything they wanted to build.

    You would need a miracle to get 20 owners to all sell their properties and even if you did it would take many years of negotiating and would cost well in excess of £10m plus costs. Realistically this would be a non starter.

    Exactly this. I think Liverpool had to spend years buying the neighbouring houses on the sly and renting them out to try and prevent prices spiraling.

    Not forgetting that house prices in Watford are going to be significantly more expensive than those in Liverpool and Blackburn.

    Access would be easy to manage if only SEJ stand allowed access to Occupation road. with the hospital redevelopment Rookery and Graham taylor stand all to have access via hiospital site/Cardiff Road/new link road.

    The more I think about it the more I think we need to bulldoze, flog off for housing and rebuild.

    I've put Wembley Stadium just off Hampermill lane. If we can sort out flood plane issues I'd say that's near enough to transport links & the town to be viable. Alternatively if we take over the whole of the hospital & Allotment site and rebuild the hospital elsewhere, there's room for 80,000

    Not to mention moving Wembley piece by piece, brick by brick will be logistically a nightmare. And I can't see the FA going with it.

    Nah 5 mins in paint m8.

    The Vic is on prime residential land. The fields of Hampermill lane are effectively not used due to regular flooding. I would suggest sale & purchase of land with additional flood prevention building work would probably be fairly neutral in cost.

    Plus we're not building an 80,000 seater stadium. There is that as well.

    30-35,000 with the right land is perfectly doable.

    A far cheaper and easier solution is to get relegated ASAP . In the championship we won't need a bigger stadium . Problem solved .

    I believe this is why Gino has employed Mazzarri and insists on playing ighalo , deeney , Capoue and behrami .

    Say it would cost the club an average of £275K for each house and they would need to buy up 32 properties i think. £8.8M or less than the price of one Abdoulaye Doucouré.

    Surely using the allotment ground would be far cheaper and easier than buying up a whole street. Especially as I've never seen anyone on there for years.
